All of our houses come furnished + free parking. In addition, all utilities are included except WiFi & Cable. Laundry is on-site, and there is 24/7 maintenance should you require any assistance.

The rental season begins as soon as the semester starts in August. It is recommended to start looking for off-campus housing accommodations as soon as possible. That way you will find something that best suits our needs because off campus housings tends to fill up very quickly.

You will sign the lease with all of your roommates. When a lease states that tenants are “jointly and Severally liable” for rent, it means that each tenant on the lease is individually and collectively responsible for fulfilling all obligations stated in the lease.

The security deposit is $400 per tenant. This payment is due upon signing the lease. The security deposit is used to cover the cost of any damages that may occur throughout the year. It does not go towards your rent payment. The deposit will be returned after the unit is inspected about a month after you move out.

Rental payments are separated into 3 payments. Your first payment will include the security deposit upon signing the lease.
The second payment will be for the fall semester. This will be paid two months prior to the start of the lease term.
The third and final payment will be for the spring semester. This will be paid two months prior to the start of the spring semester. You will be able to pay electronically via the tenant portal app on appfolio. Credit/debit cards and ACH transfers are accepted forms of payment.
Cortland Student Cribs is a division of Acadia Properties LLC and all checks will be made payable to Acadia Properties LLC. All card transactions will processed to Acadia Properties LLC via Appfolio Property Manager. -
Tenant(s) who are receiving Financial Aid are eligible for extensions on their rent payments originally due in June and November.
To qualify for these extensions, tenant(s) must provide proof of Financial Aid approval sufficient to cover the payment amounts before the original due dates. Such proof can be obtained by logging into the school’s online account, selecting the current term after billing completion, and verifying a credit balance indicated in green at the bottom of the page. A copy of this proof of Financial Aid or loan agreement must be submitted to the Landlord.

Yes, however, leaving valuable items behind is not recommended.

• Essential kitchen items (pots, pans, a toaster, silverware, dishes, glasses, cups, etc.)
• Small garbage bins for your bedroom, kitchen, and bathroom.
• Bedding (All beds are full size)
• In order to hook up cable TV and wifi, you must contact the local service provider (Spectrum)
